Equity is simply the difference between what your home is worth today and what you still owe on your mortgage. If your home is worth $500,000 and you owe $300,000, you have $200,000 in equity.
You can access that equity three main ways: a cash-out refinance, a home equity line of credit (HELOC), or a home equity loan. Each has different tradeoffs — rate, structure, flexibility, closing costs.
Many programs set a maximum combined loan-to-value, often in the 80–85% range, but limits vary by product, lender, occupancy, credit profile, and loan amount. The right product depends on how much you need, how you'll use it, and whether you want a lump sum or ongoing access.

For a $500K home with a $250K existing mortgage, that range would imply roughly $150K–$175K of potential additional borrowing before program-specific limits, costs, and qualification are considered.
Cash-out gives you a lump sum with a fixed rate and one loan. HELOC gives you flexibility to draw as needed with variable rate. Cash-out is often better if you need it all at once and rates are favorable. HELOC is better for ongoing or unpredictable needs.
Interest may be deductible if funds are used to buy, build, or substantially improve the home securing the loan. Interest for other uses (debt consolidation, personal expenses) generally is not. Consult a tax professional.
Cash-out refinance and home equity loans typically close in 30–45 days. HELOCs can be faster — often 2–4 weeks once approved.
